When I decided to sell my home my partner who is an ex real estate agent suggested Myles Pearce because as she said – who else has had 45 years of experience. I previously had 2 other agents (including a very close friend) value the home and their suggested price range was much lower than my expectation. The house is in a unique cliff top location with no road in front and amazing 180 degree ocean views with the rear on a quiet culdesac. In my opinion these features should mean we could achieve a price well above the average price for the area. Myles was the only agent that shared my vision. With that we listed with Myles and planned the sales campaign. Myles recommended an auction, because of the unique location it was hard to really know the potential price I could realistically expect. We set a reserve and started the marketing campaign.

Within a relatively short time Myles presented an offer before auction that was well above the reserve price. Myles thought it was a very good offer and we should give it serious consideration. Because the offer was presented soon after the listing I thought we needed to complete the auction process and rejected the offer. Myles completely accepted our decision without question and went back to work doing opens and working towards the auction date. The auction day arrived with quite a good attendance. The auction started and there was not one bid which was very disappointing. Myles reassured us it would be ok and went back to work with the house on the market for sale. Quite quickly Myles presented us with an offer which was equal to the reserve price but well below the offer that I rejected prior to the auction. I reluctantly signed the offer annoyed with myself that I had ignored Myles advice on the original offer. The purchasers ended up cooling off for personal reasons which was disappointing. However Myles reassured us he would continue to work hard for us and went back to work.

Within a few weeks Myles asked me to meet him in his office. At that meeting he put an offer in front of me for less than what was the reserve. I was considering signing it when he said “you don’t want that one” and put another in front of me equal to the reserve price. I picked up the pen to sign it when he said “you don’t want that one either” and put yet another offer in front of me equal to the first offer that I rejected prior to the auction which I signed with a big smile.

Myles had to work very hard to achieve that sale and did so with a great deal of patience and understanding. I have no hesitation recommending Myles to anyone considering selling their home.

It would seem by fate that I met you. When I came to Adelaide on 19th November 2013 to prepare Mum’s house for sale, I had not lived in the Brighton area since 1977 although I had visited many times. I sought appraisals from three agents in the Brighton area during the week of 25th November and I was expecting someone else from Peter F Burns but you knocked at the door.
